How to find an honest pest control company

| I don't mean this post to be an indictment of all pest control companies,
but I imagine there are more than a few that are less than fair with their
clients.
I have a sale contract pending on my house and am required to have a termite
inspection report for the buyer. I can not see any evidence of termites in
the wood or ground near my home. I see companies that offer a free
inspection, but it is my cynical nature that tells me most anyone that
offers a free service will invariably find evidence of termites, even if
they bring them with them in a glass jar.
Does anyone charge a nominal fee for a house call and inspection report, and
will report there is no sign of termites if that is the case?
Any suggestions on how to qualiify an exterminator for this purpose?

Usually the BUYER is purchasing the WDI/WDO (some states it's wood
destroying insect report other states it is wood destroying organism
report) It can be a conflict of interest for you to hire someone to say
your property is termite free. The free inspections that companies offer
has nothing to due with real estate transactions. They are in fact
looking to drum up business by offering a courtesy inspection, where the
WDI report is state certified document, that will have liability for the
inspecting company so there is a charge. It varies around the country
and for different companies for example I charge $95 for the inspection
of a slab home, the national companies may charge for the same home over
$200 and other small outfits may do it a low as $50. Unfortunately
inspecting services may be a way to make a quick buck by reporting
something in a grey area as a problem that is in need of remedy and
since they are there, what a deal they can do for ya....

More times than not I do not find termites on my reports. Maybe check
with local real estate agencies to see who they may use. Ask
neighbors/friends who they use and trust in their pest control work,
then contact the company to see if they do the reports.

Don't feel cynical. Contact a local licensed, certified WDO inspector.
Pay a fair price, and he will give you a good inspection.
