Given that he's a cheap bastard you may want to add a few notes on the
skylight's flashing and counterflashing. In Florida we get paranoid
about them; or at least I do. Just a thought.

As for the venting the fireplace, I wonder why the ventless are
illegal? I would have thought IBC allowed them. Maybe there's a NY
state amendment on fireplaces?

Have the manufacturer should recommend the solution. They should know
they're selling an apparently illegal product in NY.
