Check your math! In my neighborhood (near St Agnes) they are
typically 825 sq ft.

Before you get any heating and cooling system calculation, insulate
your place. I was bale ot insulate my flat roof house by getting
DeVere Insulation (in Glen Burnie) to snake a hose around my "attic"
from the roof access. Maybe you can do that too if it hasn't been
done already. Otherwise be prepared to insulate your roof the hard
way. Heat pumps work fine around here, but if your back alley is
anything like mine, it gets really really hot in the middle of the
summmer. Over 100 degrees! And yes I think you need to call around
until you get a HVAC contractor that knows what they are doing.
Expect to call at least 20.
