Cracked Basement Walls

| We have a 3 year-old house with a full basement. There are 2 cracks in the
walls that will leak water if there is a very heavy rain.
We live in West-Central Michigan.
What would be the best way to fix this?

| One has to know a lot about the construction, the crack, and the
conditions outside to give a useful answer.
I don't believe there is a good way to waterproof basements from the
inside.

9 ft poured walls. Cracks are primarily vertical, going from the top to the
bottom.

First job will be to install gutters, underground drain lines, regrade soil
or whatever to get as much water as possible way from the foundation. If
that doesn't fix the problem, there are companies that can inject sealants
under pressure into the crack.

Gutters with downspouts that take the water far away from the house has
helped a lot. I want to do something more permanent about sealing the
cracks before I do any improvements to the basement.

You can seal the cracks using injected epoxy but if the crack shifts again
then your leak will reoccur. I sealed my cracks in this way and then
applied a product called FlexiSpan to channel moisture around and under the
slab. Depending on how your slab was poured this might or might not work

Had this issue with a narrow crack from the window corner down. Builder
said to contact him after gutters were in. Gutters went in and builder
came with small backhoe. Dug down wall bottom. Sealed crack with
something. Never leaked again in 15+ yrs.
The moral of the story as often mentioned, needs to be done from the
outside so water never gets past outer wall surface.

Agreed. The basement in my addition developed leaks that got progressively
worse, and really started to scare me. We didn't have gutters on yet, and
the builder said the gutters would take care of it. FINALLY, we got the
gutters on, and the basement has been dry since then.

| The crack can be drilled and this an epoxy injection can seal the crack
inside the wall.
Most concrete wall companies have had to perform this task at some point in
their business.
Call the local homebuilders association to get a directory of associate
members. Call a couple of wall contractors and see what they would charge
to fix it.
