Any agents out there willing to share their experience of housevalues.com /
justlisted.com? I'm just finishing up a one year subscription with them (6
months housevalues and 12 months justlisted) and after receiving a large
number of referrals from them I didn't have even one that resulted in a
listing or a sale. All of the local agents I have spoken to who subscribed
have experienced very simular results, with the best being able to convert
only one of the leads into a transaction. I do know I'm out thousands of
dollars in subscription fees, and hundreds of hours creating CMA'a and
sending listings to people who don't exist. I'm curious is this the norm?

Hi,
I used service magic (now lending tree) no resulted. I wasted my time
and money. Google on these internet based lead website before you pay
them.

That has been the norm with every agent I've talked to. A big part of the
problem is that people sign up with bogus info, as you've found out. Then,
the leads aren't really qualified. Agents at my office have received leads
for people looking for 3bd/2ba in the $200k range. Well, we're in San
Francisco, so that's not going to work. Finally, the leads are not
exclusive.

Nothing works quite like getting out there and talking to people. However,
that is the hardest method for most of us.

I seriously considered using "housevalues" a few months ago, but
decided against it. I am glad I did. It is very expensive, and they
failed to convince me that their leads would result in sales. I think
that good, old-fashioned "prospecting" produces better results.
Housevalues tries to convince agents that their leads are from serious
homeowners who want to sell, and that getting a listing from the leads
is easy.
This is just not true, and it is a total waste of your time, energy and
money.

Any lead/referals I give, they only pay if they sell. But they pay 25%.
Anyone who asks for money up front should make you suspect. If the leads
were any good they would be running them themselves.

Thanks for your reply Robert.

You hit the nail right on the head about the bogus info and unreasonable
prices.

Most of the leads I received didn't have an address or a phone number,
and in many cases had a bogus name and e-mail address. Even if they
did have a working phone number the prospect would get pissed off when
I called. They were expecting to get the value of their home while on line
because they were curious, wanted to sell it themselves or re-finance. They
Intentionally went to the internet to avoid talking to an agent. In some
cases
they would re-submit the same request 2 or 3 times before they realized
someone would contact them at a later date.

Those wanting to see Just listed homes were for the most part were bogus,
already working with an agent or were just tire kickers.

I have yet to hear from anyone who has had success with housevalues.com or
justlisted.com other than the investors.

I went through a similar experience with Homes.com. I purchased an
"unlimited click through" for two areas I cover. Its a banner ad, and the
prospect clicks through to my website.

I have the ability to see where people come from when they visit my website.
None were coming from Homes.com. So I asked how I can see reports of my
click throughs and they say I have to request them and they will email them.
However, my requests go unanswered, perhaps because the numbers don't even
come close to what they indicated when they called. I complained but they
employ people who can't hear the customer !

By contrast, I am totally satisfied with the results I get from listings on
Realtor.com. I get reports automatically, and I can check them any time I
want. I've had clients bring their agents to listings they see there. I
also have been totally satisfied with two tour companies I used. One takes
the shots, and their follow up was excellent, and one allows me to build the
tours and they are also excellent.

So ... we have good vendors ... but paying up front for leads is bogus.
I'll gladly pay a 25% referral fee when an escrow closes with a valid lead.
