Newbie: How to ensure quick sale and rent back

| All,
I have a Seller who has just had the offer on their home of choice
ratified (closing date Sept. 30).
They now need to sell and close on their current home by Sept. 30, in
order to close on the new one. They also need to rent their house back
from the prospective Buyer until October 30, as the wife is pregnant.
My question is this: what is the best, or most effective, way for me
to market and sell their property to achieve the above deadlines and
ensure the Buyer agrees to a rent back?

Any time you throw contigencies into the equation you better increse you
numbers. The best way to do that is get the email addresses and phone
numbers of all the agents in your area and keep on them to show the home. In
other words market to the buyer's agent. They're already marketing to the
public. It's a potent way to get the home sold.

| Be very careful of this situation; September 30 is not that far away.
When you market the property, you may have to give the buyer some sort
of incentive to go into a deal like this--either something off the price
or a comparitively generous rental income for the extra month the
seller wishes to remain in the premises. Be up front about what you are
doing. If you go into the deal and then say "by the way, etc.,
etc." you may find yourself without a deal.
