If you're charging 1.5%, I doubt you're offering enough of a co-broke to
attract any other agents.

you read the fine print of 2.5-3% buyers agency not included. Good luck to
her as this venue is probably not the best place to advertise.

Sounds like you have a plan!
Sadly, your plan demonstrates what agents who only know how to sell think is
a good way to get listings. Seriously, I think you need to learn the value
you bring to the table and expect to be paid for it.
My experience is that in the few times I cut my fee in order to get a
listing, I should have walked first. When people are so hell bent for
leather that they demand a fee reduction it is usually because they refuse
to hear the value portion of my presentation. These are the same people who
call 3 and 4 times a day to remind me what I promised I would do like
advertise on the front page of the daily paper every day until the house is
sold, but are too busy to mow the lawn, vacuum or do that sink full of
dishes so the house shows well.

Realtor dues?
Kinda reminds me of the local car ads. Big print states a new car for $9999.
Fine print at bottom says it does not nclude $5000 cash or trade.
