Need advise on a situation

| I have posted about this before - but there is a new development and I would
appreciate some advise.
Myself and wife have been looking for properties in south Florida for over a
year now, so far no luck, properties moves very fast and we seem to be
always a day late or a dollar short. Recently I submitted an offer on a
house first day on the market with full asking price and I still got beat by
another offer same amount but as an as-is condition and mine had the
standard inspection and repair limit clause. Oh well.
About three months ago, we saw a property (drove by) and really like, and
from the pictures they posted we were pretty confident we would like to
submit an offer. We called our agent to arrange a viewing of the property.
My agent said he could not get a hold of the listing agent, a couple of
days later I was told the listing agent was too busy and cannot arrange a
viewing until a week later. A week later the list agent said the house had
a hugh mold problem and will cost $50000 just to fix the mold problem.
Nonetheless we were undeterred and asked the agent to arrange a visit
anyways. Two days later my agent told me the property is "no longer
available". When I asked why, he said the listing agent told him he bought
the house himself from the seller. So that ended that deal. We never saw
the interior of that house but my wife really liked the house.
Three months have passed and recently I drove by the property and it has a
"for lease" sign up. I was curious how much the listing agent paid for the
house and did a record search and the house is still owned by the original
owner. The for lease sign had a phone number and name which is the same as
the original listing agent. I was curious so I called the number and
inquire the features, rent etc... and the agent told me the house may be for
sale if I am interested. So I made arrangements to see it over this
weekend.
Now the question is should I get my original agent involved at this point?
If the listing agent never bought the property why did he lied to my agent?
Is it just so he does not have to share the commission? If I get my
original agent back in the picture, will it cause a problem like last time
again? If I do not get my agent involved, do I owe them anything for
previously attempting to help us but failed?
This listing agent told me "legally" they cannot close until June 1 2006.
What kind of situations can have such a restriction on closing dates?
I tried to find a way to contact the owner to see if may be this agent of
his is playing games, but the owner does not have another address besides
the subject property and yet it's vacant. Judging from the records this
owner would have been in the 90s so may be he went to a nursing home or
staying with friends/relatives. I don't know what this agent is up to by
telling my original agent that he bought the property himself and tried
everything possible to discourage us three months ago and now he is trying
to sell it to us...any advise what I should do to minimize risk?
Thanks in advance,
MC

| Did you tell all this to your agent? Maybe your agent can have his broker inform the managing broker for the listing office of your attempt to view the property for purposes of purchasing.
By all indications (which happen to be one side of the story), it does appear as though the listing agents want the sale to be ABH.
