Jeff,
I would recommend that you wait until you actually have your license
before you begin
calling potential clients. People always want to ask questions, and you
really shouldn't
discuss real estate maters until you are legally licensed to do so.
Once you are you can send out some sort of introductory letter to your
contacts saying you are now a sales agent with your new office.
As for getting new clients, of course tell absolutely everyone you know
that you are a real estate agent.
If you spend time in your office, they will certainly get walk-ins and
calls.
Another really good way to get buyers is to offer to host an open house
for another agent's listing, with the understanding that you will keep
any buyer leads you get, or at least share them with the listing agent.
You can also call FSBO's and expired listings.
Also, the schedule flexibilty afforded agents is terrific.
Since you will be an independant contractor, you can work whenever you
want.
By all means offer to help cover things for other agents, and they'll
do the same for you.
I got my first sale(from buyers) just by being in the office. It was an
early Sunday morning and I was the only agent in the office.
It sounds like you'll do fine.
