Greetings from the UK.

Im just about to start training as an Estate Agent in the UK and am
really looking forward to the challenges and rewards ahead.

Ive been reading this newsgroup and its postings for a few days now
and realise the US sales psychology is pretty much the same as here in
the UK.

One question I keep asking myself that I cant provide a satisfactory
answer to is:

"What if you find a buyer for your vendor clients house, and they try
to deal without the agents knowledge?"

I would appreciate any opinions or experience of this and any ways to
stop this from happening. I feel that vendors will try this underhand
way to save paying the agents commission, and the buyer could
negotiate a lower price and be awkward later in the transaction,
knowing the vendor has no agent representation.
