Program overview.
Please allow me to give you a brief program overview of what type of
loans we are interested in making and a little more information on our
Company.
Program Overview
Our Hard Money Lenders will finance everything from raw land loans to
rehabs, we even have Lenders that will do 100% financing to the right
person or Investment group.
Loan Size - $3,000,000 in house, $250,000,000 out sourced.
Geography - Our Lenders underwrite loans all over the U.S. as well as
the International, we specialize in projects in Bahamas, Caribbean,
Central America and Mexico. But as stated we will finance anywhere in
the world
LTV - Our Lenders LTV goes up to 80% and down to 50%, it just depends
on which Lender we get to handle your loan and how sound they think
your project is. Please keep in mind that we are hard money Loan
Originators and the final loan decision is up to the Lender.
Fees - Loans under 1 million dollars, SCW Development would get paid
1.5% or we 1.5 points of the loan for our service. Any loan over 1
million dollars, there is a 2.5 percent fee. There is a $350
application fee (Please be aware that the $350.00 only covers our
application fee, there MAY be other fees that you will have to pay,
such as title fees, appraisal fees, underwriter fees.
Rate - We are quoting rates floating over prime and they start at
about 6% and go into the low teens.
Teams & Repayment - 3 year, interest only with No prepayments
penalties.
Let us see if we can pre-qualify you. This is a service, that is free
of charge and the pre-qualifications will let you know where you stand
as far as us financing your project by us.
