Author Agents get trips to Cuba - You get expensive Advertising

Recently it was reported in The Australian that Real Estate Agents in
Melbourne who spent a minimum of $250,000 a year on real estate
advertising in The Age Newspaper were gifted an all expenses paid trip
to Havana, Cuba.

It's all courtesy of a reward program The Age has implemented for
Real Estate Agents.

The Victorian Government outlawed rebate schemes which at some stages
were as high as 40% of advertising paid for by property owners.

The Age wants to reward Real Estate agents for revenue it generates for
their paper. When you consider we are talking 120 Million or so in real
estate advertising revenues, we are talking lots of money.

It's not just Havana. Agents have been taken to Tuscany, Dubai,
Thailand and Las Vegas.

Whilst The Age considers this to be a reward program for clients who
spend serious money with them, consider whose money the Agents are
spending.

You guessed it. It's the money they extract from property owners for
vendor paid advertising.

Not only do the property owners have to pay huge commissions to these
agents - they are also indirectly funding their overseas junkets.

So if you want to pay thousands in commissions, plus sponsor an agents
overseas trip, we suggest you select an agent who is very prominent in
The Age Newspaper.

If you want to put your money back in your pocket, sell your property
yourself. 70% of all property is sold as a result of internet
advertising or a "for sale" sign. You can easily do this yourself.

And when you do....... buy a big Cuban Cigar for yourself.

Hey, if you have a property to sell it sounds like a good idea to use an
agent who has incentive to advertise. These type of incentives encourage
agents to advertise properties. I thought that was the first thing every
seller wanted, advertising every week. It seems sellers want to se pictures
of their house in the paper even mote than they want it sold, so what is the
big deal? Don't agents and brokers have a right to negotiate the best value
with their vendors? If I had an agent spending 250K on advertising, I would
be thrilled, most agents don't even make 250K. If I had a 250K advertising
budget as an agent, I would have to be grossing at least 3,000,000.

If the owners are paying for the advertising when using an agent, they
should smarten up. By the way, if an agent is offering them advertising of
their property in a portion of a display ad, they would have a lower cost
as part of a co-op ad then if they had to pay for similar advertising
themselves. As a matter of fact, if they did it on their own they would
probably pay more and not get as good a placement ad they would in a regular
broker or agent ad. Forget the perks, if a broker or agent is spending 250K
per year for advertising he has a lot more say about placement than someone
buying space for themselves only.

What kind of advertising do you offer the FSBO's you serve. If you are not
smart enough to get the best deal you can for your advertising dollar, you
are a fool. Do you get the same perks for advertising FSBO's? What is the
difference between a company like yours that advertises FSBO homes and gets
paid for it, and a Licensed Real Estate Professional, oh yeah, the license.
Kind of like the difference between aunt Millie's home remedies and a
licensed physician.

Actually i am what is classified as a licencee within Australia - means
i can own and operate a real estate agency - not just be a real estate
agent.

Infact in my previous life - i was a real estate agent - and i know the
facts - most people research property through the internet or by
driving past a sign - in most cases we were glorified taxi services -
but we got paid heaps.

So instead of charging $20,000 to sell a property - i now charge $99 -
and let them do the taxi driving themself.......

Sorry i have upset so many agents (i assume they are agents)
