Nothing may be so frustrating as putting your home on the market and
watching it languish unsold. Working with a real estate professional,
you can overcome the problem in a number of ways.

- Find out the "average number of days on the market" for comparable
homes in the area. Your slow sale may not look so bad by comparison.
- Consider dropping the price. A "New Price" listing has a way of
attracting buyers who thought your home was overpriced initially.
- Ask for feedback from people who have toured your home. Learn what
they liked and disliked, then correct the problems and highlight the
good points in your marketing efforts.
- Offer incentives. Be willing to finance a second mortgage or pay
closing costs to attract buyers with good credit but insufficient cash.
- Display your home-shopping savvy. As you look at homes to buy, take
home tips to make your home attractive to buyers.
