I'm subdividing a property and my township zoning officer has ruled the lot
doesn't meet the average lot depth calculation. Hence, I'll have to obtain a
zoning variance which my neighbors have already united to fight. This will
be expensive cause I'll need to hire an attorney.

The township engineer is using the following method for calculating:

The average lot depth requirement is 120 feet. He has drawn a line
parallel with the road frontage at 120 feet and has stated that 51% of the
property must lie behind that line. I'm currently at 41% due to an oddsized
lot and the fact that my original property lines are not perpendicular to
the road.

The township zoning ordinance is ambiquious at best and is not clear.

My question is: What is the engineering standard for calculatin average lot
depth and is there a resource I can use to show the township engineer?
