Author Ethical Concern for Posting a 'Coming Soon' Sign???

Hi-
I am preparing to put my house for sale in the next two weeks -- and
have had some initial discussions with a real estate agent that I like
- and intend to sign a listing agreement with as soon as my federal
agency I work for provides me with my final/signed move package. The
signed package should be completed in two weeks.

I am unable to sign a listing agreement until I have formal agency
approval or I forfeit my move benefits (which are substantial). In the

interest of gaining as much market exposure as early as possible, I
asked my future listing agent to post a 'Coming Soon' sign in my front
yard to let people know the house is coming on the market very shortly.


The agent is telling me it is unethical to do so - because other agents

will complain the property is not in MLS?? Is this a legitimate
ethical concern - or an excuse to not work for me until I am able to
commit to the listing agreement? I'm not willing to lose the two-weeks

of market exposure it ir's something that can be done.

Any input from market professionals much appreciated.

The agent can't advertise your property until you have signed a listing
agreement.

The agent certainly can advertise it. The only difference is, the agent
is not fully protected without a signed listing agreement.

That may vary by state. In Texas, an agent can be fined or have their
license suspended or revoked for advertising a property for which they
don't have a signed listing agreement.

=A7 1101.652. GROUNDS FOR SUSPENSION OR REVOCATION OF
LICENSE.
(b) The commission may suspend or revoke a license issued
under this chapter or take other disciplinary action authorized by
this chapter if the license holder, while acting as a broker or
salesperson:
(18) places a sign on real property offering the real
property for sale or lease without obtaining the written consent of
the owner of the real property or the owner's authorized agent;
