I agree. I was too brief in my reply. I meant to say a good Realtor has
connections with someone like you. The point being if I saw that a house is
marketable and the seller has time I would list it. If FSBO is the best way
and the 6% is going to make the numbers not work I would call a Mortgage
broker to screen the buyers and aid in marketing. If it's non-insurable or
in foreclosure I would call someone like you who's all set up for that sort
of situation.

If he calls an investor he's calling the last resort and is not going to be
referred up the ladder. Or would you?

BTW, it shouldn't cost the seller or anyone anything extra either if the
Realtor's smart. Being that it's far more valuble have someone owe you a
favor than taking a little kickback/referal fee.
