Land for sale in Fiji Islands, Subdivideable with electricity

| The lot is 1.75acres, and if you desire, subdivideable. Yes, you
could split the lot into two lots, one approximately .6 acres, and the
other 1.1 acres. The lot has 220 degrees of terrific ocean views. On
the best days you can see 14 other islands, on bad days, only 10 other
islands. The lot the top lot elevationwise in the Waidroka
subdivision. It's about 2Km to Queens Hwy, and about 2 Km to the
ocean. Waidroka Bay owners have GUARANTEED ocean access, via a
community lot and boat ramp. Lot owners are not associated with
Waidroka Bay Resort, the resort is a separate private entity, but does
have to abide by the community rules and regulations. The waters
around Waidroka Bay offer terrific Scuba Diving, Fishing, Surfing and
Snorkeling. It's 20 minutes by boat to go diving in the world famous
Beqa Lagoon, or surf Frigates Passage. Golfing is available 20 minutes
away in Pacific Harbour, along with resorts, restaraunts, and shops.
We are within 30 minutes of 9 major resorts, river tours, jetski
tours, the cultural center, fire walking demonstrations, and many
other activities.
Waidroka Bay is about 60 minutes from the capital of Suva, and about 2
hours from the main international airport in Nadi. It's far enough
away to avoid the hussle and bussle and polution and noise of the big
population centers, but close enough to go any time you want to. We
are on the eastern end of the coral coast, in a tropical coastal
rainforest. But being in a rainforest doesn't mean it rains all the
time. Most of our rain comes in the late afternoon, early evening
time. Mornings are typically sunny and beautiful. As the locals say,
"Sometimes it rains, sometimes it doesn't!"
THERE IS NO PROPERTY TAX IN FIJI!!! Zero, zip, zilch, nada, none, not
one red cent!
If your a gardener here is a list of the things that I am or have
grown on the property: Cashews, Macadamia Nuts, Mangos, Papayas,
Bananas, Starfruit, Cavika(like an apple), Custard Apple(not at all
like an apple), sugar cane, Avocados, Noni, Lemons, Limes, Oranges,
Pumelo, Guava, Mangostein(not related to the Mango), asparagus,
tomatoes, zuchini, pumpkin, cucumber, long beans, green beans, black-
eyed peas, lentils, leeks, sweet potatoes, broccoli, cilantro, basil,
jackfruit, breadfruit, tamarind, local crops(cassava(yucca
root),dalo(taro), bele(spinach)),carots, lettuce, vanilla, clove,
nutmeg, cinamon, orchids and other flowers, pineapples, hot chile
peppers, passionfruit, coconuts, and I'm probably forgetting some
stuff.
This lot has FEA power available NOW! No promises of it coming in
later. My two lots are the only lots with FEA power in Waidroka Bay!
We do have 24x7 internet access from a few different suppliers. The
fastest right now is from Vodafone with a speed that's faster than
dial up, but not quite broadband yet. Vodafone is promising broadband
in the next 6-12 months.
The lot has a 6000sq ft building pad, concrete drive up to the pad,
and the foundation for a small cottage. I have an approved building
permit to construct a small house. The house was specified as a
caretakers cottage, and is very small, only 800sq ft. The cottage
plans could be enlarged to make the house 1600sq ft very easily. The
plans are currently 1 or 2 bedrooms, 1 bath. Expanded it would be 2
bedrooms 3 bath, or 3 bedrooms and 2 bath.
I will sell the property as lot only, or lot with caretakers cottage,
or lot with house, your choice. Price for the lot only is US$89,000,
lot and cottage US$130,000, lot and house US$175,000. It will take
approximately 4 months to complete the cottage, and 8 months to
complete the house. I will finance the deal with 20%down, and a 10
year note for the lot, or 25%down and a 10year note for the lot with
house or cottage. Notes at 8%. Also if you would like to come to Fiji
to see the lot in person, and I do highly recommend it, if you decide
to buy my property I will deduct your trip cost from the purchase
price(up to US$3,000).
Now, I said you could subdivide it but I can do it as well. If you
only want half the lot, I'll go ahead and subdivide it. There would
be two lots, let's call them A and B. The A lot would be .5-.6 acres
and but the upper lot in terms of elevation and views. The upper lot
has the magnificent views you see in the photos. All of the pic were
taken from the A lot. The driveway is in and the foundation for the
cottage is in, and there is the huge flat building site! I will sell
the A lot for US$55,000, and I'll finance it for 1/3 down and the
balance at 8% over 7 years. Lot B is the bigger and more private of
the two. Lot B would be 1-1.1 acres, surrounded by coastal
rainforest, but still with great ocean views. Where the A lot has 220
degree ocean views, the B lot has 150 degree unobstructed ocean
views. Great views of 8 other islands, the coral reef and the
rainforest. This lot also has complete privacy. Once built, your
house would not be visible from the road or any other lot, only from
the ocean! There are a couple good building sites on this lightly
sloping terrain. If you interested in this piece I'll send you photos

There is only so much ocean view property IN THE WORLD! You can own

paradise. You wont find this in Hawaii, California, Florida, or the
Caribbean, so don't wait too long.
