What's the point of putting a listing in MLS if you're not offering a
commission to the selling agent?

Great idea! I like the way you capitalize on the notion that realtors are
required to cooperate but not compensate. Another great idea is changing
the "useless" MLS form a do nothing group of brokers and agents that get
together to cooperate on selling each other's listings into a public
advertising entity. It is about time someone told these greedy real estate
agents and brokers where to get off. They are already paid to much when all
they do is sit around the office and eat the title company donuts.
My hat is off to you for your innovative thinking and progressive use of
existing technology (paid for by others with an outdated business model).
It is about time that someone took the initiative to use the MLS as an
advertising venue to the public instead of its outdated original stupid
purpose, to make realtors fat and lazy.
As far as getting the word out about your service, this idea of spamming is
really great too! I mean if you are going to advertise, why include all the
stupid outdated requirements of DBPR and FREC? Who are they to limit your
business by requiring all advertising to indicate your name (last name at a
minimum) your license status, the name and phone number for the broker as
registered with FREC anyway? I appreciate your renegade approach to the
business, it is about time someone stood up and thumbed their nose at the
industry, and those pesky government regulators, and you seem to be just the
person to do it. At least your disregard for ethics and compliance reaches
across the board.
On a more serious note, I have too much respect for my industry, the people
in it and the folks in government and more importantly, the people desperate
to sell their homes in this difficult market to take the bold moves you
have. I play by the rules of the organizations I belong to, and the
government agencies who license my profession, but hey Don Quixote, instead
of spamming us with illegal advertising, why not start a thread about your
business model, how it works, and how you are making out using it, I am sure
it would stir up some lively discussion and interaction.

In Florida "blind ads" are illegal. Like it or not, agents and brokers who
don't abide by the law, are taking an unfair advantage over the vast
majority of us who respect the laws and conduct business in a fair way.
As far as MLS listings are concerned, the role of the MLS has been an issue
of controversy and even litigation for some time. There have been a large
number of alternate business model firms that have tried to turn it into a
public advertising tool instead of the cooperative information sharing it
was designed to be. Some local MLS boards have chosen not to permit MLS
feeds to other web sites for just this reason. I dare say many brokers with
alternative business models have attempted to change the primary stated
function of their local MLS without any discussion with the other members,
and have in effect misused the MLS to their unfair business advantage. The
MLS was never intended to be a low cost advertising vehicle for FSBO
sellers.
Just some food for thought: If an agent or broker does not know the state's
laws about advertising, or conveniently forgets them, how competent are
they? Are they as careless regarding the way they treat their customers and
clients as well? It is not my intent to criticize anyone in the industry
that has an alternate business model, but rather encourage all real estate
licensees to operate with the same professionalism as other licensed
professionals such as accountants and attorneys do. When any professional
does not comply with the laws and regulations of the state they practice in
it cheapens the whole profession. When will the real estate industry wake
up to this?

I agree. There will always be those that try to circumvent the guidelines.
Just makes it hard for those that don't.
