| Have a direct lender that is actively pursuing more opportunities to provide Private Money Land loans for commercial property and land.They provide purchase and refinancing cash-out land loans from $150,000 to $3,200,000. They provide between a 40-60% LTV. If you have owned the property for more than 1 year then the "AS-IS" appraisal value is key.
My direct lender has to be in first lien position.Seller can carry second on a Purchase deal.The Land loans are provided NATIONWIDE on SMALL LOTS/SUBDIVISIONS/ACREAGE.
Any appraisals will be ordered by the lender,but the Borrower will have to pay for the appraisal to the local appraiser.
No tax returns or bank statements needed.They have NO-DOC Stated Programs.
We will need only a 1003 and a Tri-merge Credit report to get the process started.They can close the loan fairly quickly.
