I am looking to replace my rented hot water tank and I have read what
appears to be all good things about going with a tankless electric hot water
heater over the stand up 60 gallon type I have now... I have a one and a
half bath home, 2 adults, 2 kids.. what am i looking at in terms of purchase
cost and installation, and do you recommend any particular brand or model.

much thanks!

I too have read good talk about the tankless heaters.
Finding cost of heaters is easy: all you have to do is search on the
i'net. As far as recommendations go, I suggest that you consult
Consumer's Reports, if you have access to them. The local public
library is a good source. I have bought appliances after consulting
Consumer's Reports & have found the research & recommendations to be
valuable in the trouble-free appliances I have bought thereafter. Hope
this helps.

they suck!!
you have to run mega power to them and if you have hard water they rot.
I recently replaced one witrh a rahni propane on demand water heater.

Fair to say Ned and Bob don't feel real good about the long term reliability
of the systems. I just think they are far too expansive. Not only do the
units cost 2 to 4X more than a tank with equivelent capacity but the
installation cost often require upgrade of the gas or electrical line to the
heater. If you relocate it at the same time, add a new chimney and piping
to the cost. It would take many years to pay that back in energy or water
savings.

How often does the 60 gal tank let you down? Do you run out of hot water, a
tankless may guarantee continuous hot showers but maybe not a shower plus
the dishwasher and the clothes washer (unless you get one with 200% the
capacity you think you need). At least a tank can put out for a little
while under heavy load.

Unless you have a serious space deficiency, stick with the tried and true
tank and put a blanket on it. and replace the anode 1/2 way to the end of
the warranty. (yeah, I should practice what I preach and check mine soon)

You Rent a tank???? I heard of having to rent a propane or oil tank from a
utility but never a water heater. Run the numbers on cost of ownership. If
you don't have to pay for a replacement when it fails, renting may end up
being cheaper in the long run.

Pipe, I recommend that you NEVER rap your hot water tank with a blanket. I
have even noticed it voids the warranty on some brands. This can cause
condensation that will speed up the rust, especially of the outer shell.
Just my opinion.

I wonder where that balances? Reduced lifetime and more frequent
replacement vs. lower energy costs. It still might be worth it if the tank
is in a very cold location (garage in winter). Gotta think the better models
have enough insulation anyway, its the HD cheapos that might benefit most
from a wrap. The power company never mentions the tank warranty when they
push those things onto consumers in the mailers they send. Good tip! I've
been in my house for 2 years so I don't know how old my tank is and the
previous owner didn't pull a permit when it was put in (did a good job
though).
