The condition of the house is immaterial. What people consider a home is
simply an improved piece of land. For it's location some land is under
improved, some over improved, some just right. What you need to figure out
is, how soon is "soon?" What are the repercussions if you don't sell in that
time frame? What do you consider yourself? Desperate (then call an
Investor.) Motivated (call a Realtor.) Testing the waters (For Sale By
Owner.) Do you have a lot of free time on your hands? Nothing says you can't
try all three in the opposite order I mentioned above.

Don't be discouraged that it's a fixer-upper. I've seen the same buyers turn
down a perfect home for a closely priced fixer upper because with the fixer
upper they saw past the, "ugly" and all they saw was "potential." With the
perfect home all they could think about is what their kid's were going to do
to that brand new white carpet. Your Agent or you, while showing potential
buyers the house can give them ideas on how to improve the place. Maybe
things you've always dreamed of doing but never got around to it...
