| Thank you both for your advice and time. Nice people like you two make
Usenet very worthwhile.
Amazingly the couple buying my home live in my subdivision were
renting tried to buy the home they were renting but the LL tried to
rip them off big time. Offered to sell the rental for $167000 and
refused to pay any closing.
I put my house on market for $154900 and they purchased for $1549000.
I agreed to pay closing up to $4000. They have $90000 to pay down.
Also the couple are from England and my wife is also from England.
The clincher was when they called and asked to see home, I said come
on down I'd have a cup of tea ready for them with some English Jacob
Chocolate Digestive Biscuits. They were sold before they came in the
house.
Crazy world!!

Now you only need to qualify for the 80k loan. Pretty cool, I'd say.

| Already qualified. Closing set for June 5. Loan is 30 year P&I at
6.25%.

| If you time this properly, the proceeds of the sale will flow to the
purchase, and your son won't need to write the Big Check. Escrows are
commonly designed to work together on the sale of the old and the purchase
of the new. Your buyer needs to qualify and get his escrow to close just
before yours closes. It's easy, really. It might change the closing date by
a few days, but it likely won't change the schedule at all, it only makes
the escrow companies work together a bit -- that means a few phone calls
between them and your loan officer.
